Summerside, Edmonton: Lake Living in Southeast Edmonton

Summerside, Edmonton: Lake Living in Southeast Edmonton

No other community in this guide has what Summerside has: a lake. Lake Summerside — a 32-acre, 28-foot-deep man-made lake reserved exclusively for residents — is the centrepiece of one of southeast Edmonton's most loved family communities.

The homes

Mostly single-family detached homes, plus semi-detached houses, townhouses, and luxury estates along the lake shore. There's genuine range here — from condos in the low $200Ks to lake-facing detached homes well above average — so Summerside works for first-time buyers, move-up families, and luxury seekers alike. Construction began in the early 2000s, so you'll find both newer builds and established homes with mature yards.

Schools

Michael Strembitsky School (K–9, public) and Father Michael Mireau Catholic School (K–9) serve the community directly, with Ellerslie Campus covering parts of the northeast. Designated high schools are J. Percy Page and Holy Trinity. Several area schools run near capacity, so verify your designated school by address before you buy.

Amenities and lifestyle

The lake is the lifestyle: swimming, fishing (it's stocked with rainbow trout), boating, and paddleboarding in summer, and skating in winter — all through the private Beach House and Marina. The Summerside Residents Association runs movie nights, fishing derbies, and winter festivals, and maintains BBQ pits, picnic sites, playgrounds, tennis courts, beach volleyball, and mini golf. Beyond the lake, The Meadows Recreation Centre, Harvest Pointe shopping, South Edmonton Common, and the Blackmud Creek Ravine are all close.

Getting around

Summerside is well connected via the Anthony Henday, Ellerslie Road, 66 Street, and Parsons Road — easy access to downtown, the airport via Highway 2, and south-side amenities. Most daily needs are within a short drive.

What to budget for

Lake access comes with a mandatory annual residents association fee — it varies by lot type, with lakefront owners paying more — so factor it into your budget and confirm the current schedule before offering. Lake-facing homes command a clear premium and tend to hold it.

Chappelle, Edmonton: A Family Community in Heritage Valley

Chappelle, Edmonton: A Family Community in Heritage Valley

Chappelle is southwest Edmonton's rising star for families. Established in 2008 as part of the Heritage Valley area, it's grown from open fields into one of the city's most in-demand new communities — planned from day one around walkability, parks, and homes for every stage of life.

The homes

The mix is the appeal: single detached homes, duplexes, row houses, townhomes, and low-rise apartments — often grouped into character pockets like Chappelle Gardens and Creekwood Chappelle. Whether you're a first-time buyer, a growing family needing space, or downsizing without leaving the southwest, there's a product here. Everything is newer construction with modern layouts and builder warranties.

Schools

Families are served by newer public and Catholic schools in the Heritage Valley area, and additional schools are planned as Chappelle continues to grow. Because boundaries shift as new schools open, it's worth confirming your exact designated school by address before buying — I'm happy to check this for any home you're considering.

Amenities and lifestyle

Walkability was baked into the neighbourhood plan: parks, ponds, and pathways connect residential areas to two planned commercial sites along 25 Avenue and 141 Street, and the Heritage Valley Town Centre is close for bigger shopping trips. Creekwood Park, trails, and the Whitemud Creek ravine along the western edge give outdoor lovers plenty of room. The community's youth means facilities are modern — and still expanding.

Getting around

Anthony Henday Drive is close, connecting you across the city, and the Edmonton International Airport is a short drive south — handy for travel. Downtown and south-side employment hubs are straightforward commutes, and the neighbourhood's internal road design keeps local traffic flowing.

What to budget for

Chappelle offers competitive new-build pricing for the southwest, which keeps demand strong. As with any growing community, confirm levies and what's included in new-build pricing before writing an offer.

Ellerslie, Edmonton: An Established Family Neighbourhood

Ellerslie, Edmonton: An Established Family Neighbourhood

Every other community in this guide is new — Ellerslie has roots. Established as a school district back in 1895, Ellerslie blends historic character with modern development, and its tree-lined streets and high homeownership rate give it a settled, cared-for feel that's hard to manufacture.

The homes

Housing here is genuinely diverse: about two-thirds of homes are modern single or semi-detached houses, roughly one in five are row houses, and the rest are apartments and condominiums. The eastern edge still holds older country-style homes that predate the main development. With homeownership above 80, pride of ownership shows — mature landscaping, maintained exteriors, and streets that feel established rather than under construction.

Schools

Ellerslie Campus (K–9, public) sits centrally and is popular enough that many grades fill quickly — a good sign of the family density here. Designated high school placement is at J. Percy Page, and Catholic families are served by Father Michael Mireau and Holy Trinity. It's a well-established school footprint, not a promise of future builds.

Amenities and lifestyle

The interior of Ellerslie is surprisingly green: preserved stands of aspen and balsam poplar, a network of pathways connecting ponds and open spaces, Ellerslie Crossing Park, and nearby Charlesworth Park with its splash park and community garden. The Ellerslie Rugby Park hosts local and regional matches, and the active Ellerslie Community League organizes neighbourhood events. South Edmonton Common is about five minutes away, and the Mill Woods and Meadows recreation centres are close for indoor sports and swimming.

Getting around

Ellerslie is bounded by the Anthony Henday to the north and Ellerslie Road to the south, with 91 Street and 66 Street running through — genuinely convenient access in every direction. It's one of the easier southeast communities for commuting, whether you work downtown, at the south-side industrial areas, or anywhere in between.

What to budget for

Because much of Ellerslie is established rather than brand-new, you often get more home for the money than in newer communities — and fewer surprise levies. Mature neighbourhoods like this also mean you can see exactly what you're buying: no guessing what the street will look like in five years.

Thinking of buying in Ellerslie?

Established, green, and well - connected — Ellerslie suits buyers who want certainty. Call or text me at (780) 972-8811 and let's find your fit.Amit Joshi | AJ Real Estate — MaxWell Polaris | Serving Southeast Edmonton & Surrounding Areas

The Orchards, Edmonton: Master-Planned Living at Ellerslie

The Orchards, Edmonton: Master-Planned Living at Ellerslie

The Orchards at Ellerslie was designed to feel like a village — tree-lined streets, front porches, a private community clubhouse, and even its own farmers' market. If you want small-community warmth without leaving Edmonton, this southeast neighbourhood deserves a tour.

The homes

As a master-planned community, The Orchards offers a deliberate mix: townhomes (often the most accessible entry point), duplexes, and detached single-family homes, many built within the last decade. It's a strong hunting ground for first-time buyers and investors alike — modern layouts, reasonable condo fees on townhome complexes, and homes that show well simply because they're newer.

Schools

Two newer schools serve the area: Jan Reimer School (K–9, public) and Divine Mercy Catholic School (elementary). Designated placements include Menisa, Dan Knott, and J. Percy Page for public students, and Father Michael Mireau and Holy Trinity for Catholic students—so families are covered from kindergarten through graduation.

Amenities and lifestyle

The standout is The Club House, exclusive to residents: an ice rink, tennis courts, splash park, basketball court, community fire bowls, and a community garden. The Orchards Farmers' Market runs Monday evenings through the summer with local vendors and home-baked goods. Ponds, trails, and playgrounds weave through the plan, and an annual homeowners association fee maintains all shared amenities.

Getting around

The Orchards sits near the Anthony Henday with easy access via Ellerslie Road and 91 Street. Summerside, Walker, and South Edmonton Common are all minutes away, and downtown is a reasonable commute — well positioned for both work and weekends.

What to budget for

Townhomes here are among the most affordable newer options in southeast Edmonton. Factor the annual HOA fee into your monthly budget, and confirm exactly what it covers before you buy — it maintains the Club House and common areas that make this community special.

Thinking of buying in The Orchards?

Beaumont Market Update: The Market Is Splitting by the Age of the House

September's numbers are in and on the surface they look quiet. Sales were flat against last September, new listings finally stopped climbing, and the average sale price came down about 2. But when I sorted every Beaumont sale by the year the house was built, something showed up that the monthly summary doesn't catch.

September at a Glance

Sales: 32, exactly the same as September 2025. Year to date we're at 338 against 341 last year.

New listings: 80, down 1.23. That's the first monthly decline of 2026. Year to date listings are still up 12.86, at 755 against 669.

Average sale price: $555K, down 2.07 from last September.

Average asking price: $601K, up 0.53.

Ask to sell ratio: 0.979. Buyers are negotiating about as hard as they have all year.

Days on market: Running the individual September sales myself, homes took an average of 49 days to sell. Half sold within 37 days. August averaged 35 and July averaged 48, so September landed back where July was. In a market this size, 30 to 50 sales in a month, these figures bounce around. I wouldn't read much into any single month.

Older Homes Are Pulling Away From Newer Ones

I went back through every Beaumont single-family sale in my records, sorted them by the year the home was built, and compared each group against where it was five years ago.

Built before 2000: $279 per square foot in 2021, $362 today. Up 29.8.

Built 2000 to 2014: $246 to $299. Up 21.3.

Built 2015 to 2021: $244 to $285. Up 16.5.

Built 2022 or later: the only group that went backwards. $279 per square foot in 2024, $291 in 2025, $274 this year.

The older the house, the more it gained. And the newest construction in Beaumont is now the cheapest per square foot of any vintage in town.

Those numbers need one piece of context. Older homes here are smaller. The pre-2000 homes that sold this year ran about 1,234 square feet at the median, against roughly 2,000 for new construction, and smaller homes always price higher per foot because the kitchen, the furnace and the lot cost about the same spread over fewer square feet. So don't read across the four groups and conclude a 1980s bungalow is worth more per foot than a 2025 build. Compare each group to itself over five years. That part holds up, and the spread between them is wide.

The Middle of the Market Keeps Thinning

I wrote about this in August and September says the same thing. Every sale from January through September, sorted by price, against the same nine months of 2025:

Under $500,000: 122 sales last year, 127 this year.

$500,000 to $600,000: 99 last year, 101 this year.

$600,000 to $700,000: 86 last year, 64 this year. Down 25.6.

Over $700,000: 33 last year, 49 this year. Up 48.5.

Entry level is steady. The top end is growing. One band in the upper middle has lost a quarter of its volume, and it's been that way for nine months now, not one.

If You're Selling

If your home sits between $600,000 and $700,000, that's the thinnest part of the Beaumont market and it has been all year. Price it against what's actually selling, not against what the house down the street listed for in 2024, and plan on it taking longer.

If you own an older home, and in Beaumont that usually comes with a bigger lot and mature trees, the last five years have been good to you. Don't talk yourself into discounting it because the kitchen is dated.

More on pricing in my post on selling in this market.

If You're Buying

New construction is the best value per square foot in Beaumont right now. If you want the most finished space for your money and a mature yard isn't a priority, that's where to look, and builders have been willing to deal.

The $600,000 to $700,000 range still gives you the most room to negotiate. Fewer buyers are competing there than anywhere else.

Keep an eye on listings. September's small drop is the first of the year. If that keeps up through the fall, the selection buyers have enjoyed all year starts to narrow.

The Bottom Line

Beaumont looks flat this month. Your house probably isn't. Older homes have pulled well ahead of newer ones per square foot since 2021, new construction is the only vintage losing ground, and the $600,000 to $700,000 band has lost a quarter of its volume. The citywide average blends all of that into a single number, and that number doesn't describe many actual houses.

Want to know where yours sits? Get a free market evaluation or get in touch and I'll go through the comparables for your street and your home's age.

Walker, Edmonton: Affordable Homes in Southeast Edmonton

Walker, Edmonton: Affordable New Homes in Southeast Edmonton

If you want a newer home in Edmonton without stretching into luxury prices, start your search in Walker. Tucked into the southeast corner of the city, south of Mill Woods and next to Summerside, Walker is a young, family-first community where your dollar goes further — and it's one of the areas I recommend most to first-time buyers and young families.

The homes

Walker is still growing, so most of what's available is newer construction: two-storey detached homes, duplexes, and townhomes with modern floor plans, attached garages, and finishes that feel a step above the price point. Because the community is younger than its southwest counterparts, entry prices stay within reach — you get the new-build advantages (builder warranty, efficient heating, no renovation surprises) at some of the friendliest prices in south Edmonton.

Schools

Families are well covered. Shauna May Seneca School (K–9, public) and Corpus Christi Catholic School (K–9) serve the neighbourhood directly, with designated high school placements at J. Percy Page and Holy Trinity. Michael Strembitsky School in nearby Summerside is another close option, and more schools are planned as Walker continues to fill in.

Amenities and lifestyle

Daily life is easy here. Trails and ponds wind through the community, and the adjacent Ivor Dent Sports Park is one of southeast Edmonton's premier sports complexes — soccer, cricket, rugby, football, and more. Harvest Pointe Shopping Centre is minutes away for groceries and dining, and South Edmonton Common, one of North America's largest open-air retail centres, is under ten minutes by car. The Meadows Recreation Centre and Mill Woods Town Centre are close too, and the Horizons Community League runs family programs year-round.

Getting around

Walker sits just off the Anthony Henday with quick access via Ellerslie Road, so the whole city opens up fast — downtown, the airport, and south-side employment areas are all straightforward drives. Bus service covers the area, though most residents find a car the practical choice.

What to budget for

Walker is one of the most affordable new-build areas in south Edmonton, which is exactly why it moves. As with any newer community, ask about outstanding levies and what's included in the lot price before you write an offer.

Windermere, Edmonton: A Neighbourhood Guide for Home Buyers

Windermere, Edmonton: A Neighbourhood Guide for Home Buyers.

If you're searching for a home in southwest Edmonton, Windermere deserves a serious look. This newer-build community pairs modern homes with river valley scenery, and it's become one of the most requested areas I show to buyers. Here's what you should know before touring homes here.

The homes

Windermere is a newer community, so expect larger modern floor plans, attached garages, and higher-end finishes as the baseline. You'll find everything from starter townhomes to executive estates, including luxury pockets like Upper Windermere, Windermere Estates, and Westpointe — some backing onto the river valley or the Blackmud Creek ravine with genuinely dramatic lot lines.

Schools

Families are well served here. Within the neighbourhood you'll find Constable Daniel Woodall School (K–6, public) and St. John XXIII Catholic School (K–9). Nearby options include Dr. Margaret-Ann Armour School in Ambleside, plus designated junior high and high school placements at Riverbend and Lillian Osborne. New schools continue to arrive as the area grows.

Amenities and lifestyle

Day-to-day life is easy: the Currents of Windermere shopping district covers groceries, dining, and errands minutes away. Outdoor lovers get ponds, walking trails, and greenspaces woven through the neighbourhood, plus two golf courses — the private Windermere Golf and Country Club along the riverbank and the public River Ridge Golf and Country Club nearby. The Greater Windermere Community League runs events and programs year-round, and Upper Windermere residents get access to a private leisure centre with a heated outdoor pool, rink, and tennis courts.

Getting around

Windermere sits just outside the Henday but stays well connected via Anthony Henday Drive and Terwillegar Drive. Downtown Edmonton is a straightforward drive, and the Edmonton International Airport is close by — handy for frequent travellers.

What to budget for

Windermere is a premium southwest address, so price per square foot runs higher than older parts of the city. Before writing an offer, ask your agent about property taxes on newer infrastructure and any outstanding community levies.
